Our agent in Mackay had us on market for 14 weeks. Two soft offers came in. We verbally agreed a discounted $1,040,000 with $10,000 in escrow, and the buyer still didn't proceed. We were losing sleep.

We pulled the listing off her, treated the whole thing like any other marketing campaign we'd ever run, and 9 weeks later sold for $15,000 more than the agent's best offer. We'd had nine offers to pick from.

That night, on the back deck of the home we'd just sold, we did the maths on what we'd actually been about to pay her. Then we did the maths on what we'd kept.

The honest footnote: whilst listed with the traditional agent we verbally agreed a discounted $1,040,000, with $10,000 to be held in escrow. The buyer still did not proceed, and no commission was ultimately paid. The agent column above projects the net proceeds we would have walked away with had that sale completed. Conveyancer fees, stamp duty (the buyer's), and building reports are excluded from both columns because they cost the same either way.
