Sell your home in four steps.
Set up your listing. Get buyers seeing it. Talk to them directly. Pick the right offer. No agent in the middle. No commission at the end.
Four steps. That's the whole thing.
Click any step to see what happens behind the scenes. No mystery. No gatekeeping. Just the bits that actually move the sale forward.

Set it up Propa.
We help you build the listing. We draft the words. We polish your photos. By the end of the first afternoon, your listing is ready to go.
- Pin your property on the map and confirm the basic facts (beds, baths, land size).
- Upload your photos. We auto-enhance up to 7 of them (skies, brightness, straightening). Propa Premier gets unlimited photos plus a marketer review.
- We draft a property description in plain English. You edit it. We never publish a draft you haven't approved.
- Sign the owner attestation. State-specific disclosure documents (Section 32 in VIC, Form 23 in QLD, etc.) are your responsibility, prepared with your conveyancer. Propa does not draft, review, or verify them.

Whenever a buyer says hi
Talk to your buyers.

Talk to your buyers.
Every enquiry lands in one inbox. You see the messages buyers send you, plus aggregate interest signals on your listing. Reply when you're ready. No agent filtering messages on the way through.
- One inbox for messages, inspection requests, and Propa Offers. Mobile and web.
- Demand pulse on your listing: Impression, View, Shortlisted / Favourited / Shared, Messaged, Inspection / Offer. These are aggregate signals, not named individuals.
- Set inspections two ways: publish open-home slots anyone can book, or set a private availability timetable and approve each buyer's requested time. Buyers pick from what you offer; you confirm.
- Propa Premier gets suggested replies: pre-drafted answers to common platform and logistics questions (never pricing or negotiation). You review and send.

When the offer feels right

Choose the right deal.
Buyer makes a Propa Offer. You see all the terms in one place. Accept, counter, or decline. Your conveyancer drafts the Contract of Sale. Then you settle.
- Compare offers side by side: price, deposit, settlement length, conditions.
- A Propa Offer is the same legal weight as a paper or verbal offer. It is not a binding Contract of Sale; your conveyancer handles that.
- State-specific timing: NSW, VIC and SA contracts go up at listing; QLD after acceptance.
- Disclosure Pack: as a seller you supply a fair bit of paperwork whether you use an agent or not. Propa gives you a space to store it and share it easily, contracts, building reports, body corporate documents. Propa does not review or verify these; they are owner-provided. Uploaded by you or the buyer, depending on state.
Selling is work. Just less of it.
We don't promise the campaign runs itself. We promise the bits we handle, and we're upfront about the bits you still do.
The platform work
- Listing setup: drafted copy, polished photos, comparable sales pulled.
- Distribution: your Propa listing, a public listing page, optional ads.
- Enquiry inbox: messages, inspections, offers in one place.
- Owner attestation flow, and a place to store and share your disclosure documents.
- Weekly demand reports (aggregate signals).
The owner work
- Replying to buyers.
- Showing the home at inspections.
- Setting your final asking price and accepting offers.
- Engaging a conveyancer for the Contract of Sale (which you have to do with or without an agent).
- Deciding whether to also list on realestate.com.au privately.
Propa fits some sellers. Not all.
If you'd rather hand the whole thing over, an agent will be a better fit. If you'd rather keep the commission and do the bits that actually need a human, read on.
You're hands-on and value the saving.
- You're happy to reply to messages and show buyers through your home.
- You want clear pricing, not tens of thousands in commission for someone else to do the work.
- You'd rather talk to buyers directly, not through a go-between.
- You like being in control of your own sale.
You want someone else handling everything.
- You'd rather deal with buyers through a translator (your agent).
- You've got tens of thousands of dollars spare to let an agent open the door and chat to them.
- You'd prefer to let someone else advise you on what your home is really worth.
Two packages. One process.
List free. Go Propa Premier only if you decide you want more.
The questions we hear most.
Honest answers, including the ones that aren't perfect for us.
How long does it take to get a listing live? +
Most listings can go live in as little as two to three hours. A drafted description to start from and enhanced photos do a lot of the heavy lifting. Propa Premier sellers get a Propa marketer who reviews the listing before it goes live.
Do I have to show buyers around myself? +
Yes. That's part of the deal: you keep the commission, you do the showing. Most owners find it easier than they expect. You know your home better than any agent could.
What happens if my home doesn't sell? +
Free listings stay live for up to 6 months. Propa Premier stays listed until sold. If it isn't moving, we'll look at your photos, copy, and how your price compares to recent local sales (factual data, not a valuation). You're free to switch to an agent later; there's no exclusivity.
Can I also list on realestate.com.au? +
Yes. You can list privately on REA at the same time. Propa doesn't syndicate (we'd rather you keep the choice). When we sold our own home, we got more than double the views on Propa than on our REA listing.
Who writes the Contract of Sale? +
A conveyancer or property lawyer of your choice. Same as if you used an agent. Propa is not a law firm; we just hand the paperwork to the people who do that for a living.
