From Maddy and Jack, founders

We built Propa because we sold our own home.

Our agent in Mackay had us on market for 14 weeks. Two soft offers came in. We verbally agreed a discounted $1,040,000 with $10,000 in escrow, and the buyer still didn't proceed. We were losing sleep.

We pulled the listing off her, treated the whole thing like any other marketing campaign we'd ever run, and 9 weeks later sold for $15,000 more than the agent's best offer. We'd had nine offers to pick from.

That night, on the back deck of the home we'd just sold, we did the maths on what we'd actually been about to pay her. Then we did the maths on what we'd kept.

"It's not that agents are bad people. It's that the system rewards them for closing fast, even if it costs you $50,000."

Propa is the thing we wish we'd had. Built so anyone selling a home in Australia can do what we did, without the night sweats and without re-inventing the wheel each time.

The $44,261 receipt

Agent campaign vs. Propa campaign. The real numbers.

Side-by-side from our own sale. Same home, same year, same market.

Line item Agent campaign Propa campaign Difference
Weeks on market 14 wks 9 wks 5 weeks faster
Marketing budget spent $3,192 $2,146 +$1,046
Online listing views not reported 8,867 n/a

Final accepted price $1,030,000 $1,045,000 +$15,000
Commission payable $28,215 $0 +$28,215
Net proceeds to seller $998,593 $1,042,854 +$44,261

The honest footnote: whilst listed with the traditional agent we verbally agreed a discounted $1,040,000, with $10,000 to be held in escrow. The buyer still did not proceed, and no commission was ultimately paid. The agent column above projects the net proceeds we would have walked away with had that sale completed. Conveyancer fees, stamp duty (the buyer's), and building reports are excluded from both columns because they cost the same either way.

Why this exists

Three facts that flipped how we think about agents.

The case against the system isn't personal. It's structural. Once we saw these three facts, we couldn't unsee them.

CertIV
2 to 6 months, part-time

That's the whole qualification.

A Certificate IV in real estate practice (CPP41419) is all you need to get an agent licence in QLD. No supervised year, no degree. It takes 2 to 6 months part-time, compared to a 3-year apprenticeship for a hairdresser.

Routine
NSW Fair Trading sweeps

Underquoting breaches aren't rare.

NSW Fair Trading runs regular sweeps that catch agents underquoting. Routine enough to warrant ongoing enforcement.

$1k vs $50k
Whose money is on the line?

The maths makes "close fast" rational.

Underprice your home by $50,000 - the agent loses $1,000 in commission. You lose $50,000. The incentives point in different directions.

Our honest commitment

We're new. We won't fake it.

Propa is a young brand. We don't have 10,000 testimonials and we won't pretend we do. Here's what we promise instead.

  • No fake testimonials. If you read a story on this site, it's a real seller. We'll wait for the receipts.
  • No commission, no success fee.You pay the package price (or nothing on Free). That's it.
  • No data-selling.We don't sell your email or your buyer interest to third parties. Ever.
  • Plain English. If a sentence reads like an estate brochure, we rewrite it. No "discerning buyers."
  • Honest disclaimers.Pricing guidance is indicative only. We never call it a valuation.
  • Founder access.Maddy reads every support email for the first 12 months. Drop us a line at [email protected].
