How the Commission Savings Calculator works.
Version 1.0 · Last updated 1 June 2026
Propa's Commission Savings Calculator gives an indicative, educational estimate of the difference between selling through a traditional real estate agent and selling on Propa. It is not a valuation, an appraisal, or financial or real estate advice. It does not value your home. This page documents the assumptions behind the figures so you can see exactly how the estimate is built.
The calculation
The estimated saving is:
- Agent commission = your target sale price × the state average commission percentage (table below).
- Agent marketing = the state median agent marketing spend (table below).
- Your Propa cost = $0 on the free Listing, or $899 one-time on Propa Premier. Optional Boost Pack advertising, if you choose it, is added separately at the weekly rate you pick.
- Estimated saving = (agent commission + agent marketing) − your Propa cost.
Assumptions by state
When your state is known, the calculator uses the state-specific midpoint below. These are indicative midpoints drawn from publicly reported ranges of agent commission and agent marketing spend; they are not quotes and the agent you speak to may charge more or less. When no state is selected, a national average commission of 2.2 percent is used as the reference figure.
| State / Territory | Avg commission | Median agent marketing |
|---|---|---|
| NSW | 2.05% | $4,500 |
| VIC | 1.95% | $4,200 |
| QLD | 2.55% | $3,500 |
| SA | 2.20% | $3,000 |
| WA | 2.40% | $3,200 |
| TAS | 2.85% | $2,500 |
| ACT | 2.15% | $3,800 |
| NT | 3.00% | $2,800 |
| National reference | 2.20% | varies |
What is not included
- Conveyancing or legal fees. These are payable whether you sell through an agent or on Propa, so they are not part of the saving.
- Optional extras you might buy from either an agent or Propa (for example, professional photography, styling, or additional advertising beyond the base figures).
- Any negotiated discount or premium on the agent commission percentage.
Important
The output is an indicative estimate only and your actual saving may differ materially. Commission rates, marketing costs, and the final sale price all vary by agent, property, suburb, market conditions, and time. Propa is a property marketing platform and advertising publisher, not a real estate agency, and does not provide valuations, appraisals, or financial or real estate advice. For advice on your situation, speak to a licensed conveyancer or solicitor, a licensed property valuer, and a registered tax agent.
