What it costs to sell a house without an agent.

Every flat-fee service below does roughly the same job for roughly the same money, and they differ in ways the pricing pages do not make obvious. Here is each one against Propa, with the price we read and the day we read it.

The short answer

Flat-fee services that list your home on realestate.com.au cost between $845 and $979 for a standard campaign. Propa does not use those portals: listing is free, and Premier is $899 one-time. A traditional agent charges about 2.2% of the sale price plus roughly $3,000 in marketing, which is about $22,800 on a $900,000 sale.

These three sell you a listing on realestate.com.au and domain.com.au. Propa does not, which is the single biggest difference between them and us, so it is the first row of every table.

How to read any of these

Does the fee include realestate.com.au?

This is the question that decides most of it. buymyplace, PropertyNow and Sale by Home Owner all hold the agency relationship that lets them place your listing on realestate.com.au and domain.com.au, and that is most of what their fee buys. Propa does not syndicate to either. You can list on Propa and pay one of them as well, and a fair number of sellers do exactly that.

Is the listing until sold, or does it expire?

Check this before you compare prices, because a cheaper listing that runs out after 90 days is not cheaper. buymyplace, PropertyNow and Sale by Home Owner all advertise until sold on their main packages. Propa Premier is listed until sold. The free Propa Listing runs for up to six months.

Is the advertised discount a real discount?

A price that has been on sale continuously is not a saving, and permanent strikethrough pricing has been the subject of ACCC enforcement action against Australian retailers. If a package is always “normally” more than you are being asked to pay, treat the sale price as the price.

What is not in any of these fees?

Conveyancing. Every one of these services markets the property and none of them do the legal work. You will need a conveyancer or solicitor to prepare the contract of sale, handle your state’s disclosure requirements and manage settlement. Budget for that separately whichever way you go.
