Propa vs buymyplace: what each one costs, and what each one actually does.
A flat-fee listing service that sells you a realestate.com.au and domain.com.au listing without an agent.
buymyplace sells you a realestate.com.au and domain.com.au listing for a flat fee, from $845 until sold. Propa does not syndicate to those portals: it is its own buyer platform, free to list on, with Premier at $899 one-time. They are not substitutes, and plenty of sellers use both.

Where each one wins
Both halves of this are true. If only one of them were, this page would not be worth reading.
Reach on the big portals
buymyplace puts your home on realestate.com.au and domain.com.au, plus homely, soho, property and allhomes. That is where most Australian buyers start looking, and Propa does not do it. If portal reach is the only thing you want, buymyplace does it for $845 and Propa does not do it at any price.
It costs nothing to start
Propa costs nothing to try. Listing is free for up to six months, so it does not have to beat buymyplace to be worth doing, it only has to be worth more than $0. Premier at $899 adds a marketer who rewrites your description before buyers see it, a 900 x 1200 mm photo signboard posted to you, unlimited photos and video, and buyers who can message you without creating an account first.

Questions people actually ask
Can I use Propa and buymyplace at the same time?
Yes, and it is a common way to do it. Propa does not syndicate to realestate.com.au, so listing free on Propa does not conflict with a paid buymyplace campaign. You would be paying buymyplace for portal reach and using Propa for the listing page, the enquiry tracking and the signboard.
Is buymyplace cheaper than Propa?
At entry, no: Propa Listing is free and buymyplace starts at $845. On the paid tiers they are close, $899 for Propa Premier against $845 for buymyplace Essentials, but they buy different things. buymyplace buys portal reach. Premier buys a rewritten description, a bigger signboard, video and a buyer CRM.
Why does Propa not list on realestate.com.au?
It is a deliberate choice, not a limitation we are working around. Propa is a marketing platform for the seller rather than an agency reselling portal access, and when we sold our own home the Propa listing generated more than double the page views of our realestate.com.au listing. If you want to be on realestate.com.au as well, we will point you in the right direction.
Try it for nothing
A Propa listing is free for up to six months and there is no exclusivity on it, so it does not stop you doing anything else. That is the cheapest way to find out whether selling privately suits you.
Propa is a property marketing service, not a real estate agency. Propa does not act on your behalf, does not negotiate for you, does not give real estate advice and does not hold deposits. You will need a conveyancer or solicitor for the contract of sale and settlement.
