Propa vs Sale by Home Owner: what each one costs, and what each one actually does.

A flat-fee listing service that places your property on realestate.com.au and domain.com.au without an agent.

The short answer

Sale by Home Owner sells a flat-fee realestate.com.au and domain.com.au listing, with the Gold package at $949 until sold. Propa does not syndicate to those portals: listing is free and Premier is $899 one-time. One buys portal reach, the other buys a buyer platform and the marketing around it.

Where each one wins

Both halves of this are true. If only one of them were, this page would not be worth reading.

Where Sale by Home Owner wins

Reach on the big portals

The Gold package puts you on realestate.com.au and domain.com.au until the property sells, with a For Sale sign included, for $949. Propa does not place listings on either portal, so if portal reach is what you are after, this does it and Propa does not.

Where Propa wins

It costs nothing to start

Propa Listing is free, so trying it costs nothing. Premier is $899 against $949, and includes a marketer who rewrites your description before it goes live, a 900 x 1200 mm photo signboard with your own hero shot and a QR code, unlimited enhanced photos, video, and a CRM that tracks every enquiry, inspection and offer in one place.

Questions people actually ask

Can I list on Propa and Sale by Home Owner at once?

Yes. Propa does not syndicate to realestate.com.au or domain.com.au, so a free Propa listing does not clash with a paid campaign anywhere else. There is no exclusivity on a Propa listing and no lock-in period.

Which is cheaper?

Propa. Listing is free, and Premier is $899 one-time against the Gold package at $949. The packages are not identical: Gold includes realestate.com.au and domain.com.au and Propa does not, while Premier includes a rewritten description, a photo signboard, video and a buyer CRM.

What should I check on any flat-fee listing service?

Three things. Whether the fee is genuinely one-time or renews. Whether the listing runs until sold or expires after a set period. And whether an advertised discount is a real saving against a price the service actually charges, rather than a permanent sale against a higher list price.

Try it for nothing

A Propa listing is free for up to six months and there is no exclusivity on it, so it does not stop you doing anything else. That is the cheapest way to find out whether selling privately suits you.

Propa is a property marketing service, not a real estate agency. Propa does not act on your behalf, does not negotiate for you, does not give real estate advice and does not hold deposits. You will need a conveyancer or solicitor for the contract of sale and settlement.
